If approved by the City <br /> Council, this new agreement will run through December 2018, with the possibility of one year <br /> extensions through December 2020. Unlike the previous agreement, the new one is silent <br /> regarding maintenance responsibilities, recognizing that state law controls many aspects of this <br /> subject and that there still exists under the agreement the ability of residents to assert a reduction <br /> in housing services if maintenance decreases. <br /> You and the City of Pleasanton agree that by memorializing certain standards for maintenance of <br /> the Hacienda Mobilehome Park during the term of the new agreement there is greater certainty <br /> for you, the residents,the City, and any mediator or hearing officer considering such issues in the <br /> future. You recognize that under State law you have various legal obligations regarding the <br /> health and safety of the residents of your park. In addition, California courts imply a duty of <br /> reasonableness, good faith and fair dealing in the interpretation of all contracts including the new <br /> Agreement Providing for Stabilization of Mobilehome Space Rents between you and the City of <br /> Pleasanton. Finally, you agree to abide by the attached Hacienda Mobile Home Park <br /> Maintenance Standards and Schedule, dated September 25, 2013. <br /> P. O.
