Park reserves the right to bill separately for these utilities as <br /> allowed under Civil Code, Section 798 . 41 . <br /> 5 . FACILITIES . The following facilities will be provided <br /> by Park during the term of this Lease unless modified or changed <br /> as provided by law: <br /> [Mark the applicable facilities as such existed on as of the date <br /> of this Lease. ] <br /> Clubhouse which includes assembly room, <br /> kitchen, library, and billiard room, <br /> including fixtures, furniture, and equipment; <br /> Swimming pool, heated at Park' s discretion; <br /> Jacuzzi, sauna; <br /> Coin laundry facility; <br /> R.V. and boat storage facilities, subject to <br /> a monthly charge when space is available; <br /> Car wash facility; <br /> Other (identify) . <br /> 6 . SERVICES . The following services will be provided by <br /> Park during the term of this Lease: <br /> • Maintenance service of common areas; <br /> • Maintenance of common area landscaping; <br /> • Maintenance of Park installed driveways; <br /> • Resident Management; <br /> • Pick-up of one garbage container per homesite, <br /> weekly. (Pick-up of additional containers must be <br /> at the sole expense of Resident) ; <br /> • Water/sewer service to Resident ' s homesite. ( Park <br /> reserves the right to install individual water <br /> meters at each homesite at any time, and to bill <br /> Resident monthly for water use at such rates as <br /> are permitted by law, subject to an initial rent <br /> reduction corresponding to reduction in cost of <br /> 2 C <br />
