5. Drainage release to be acquired for surface run-off <br />at northerly ~nd southerly ends of Andrewrs Drive. <br /> 6. L~uinated guard rails are to be constructed at the <br /> stub ends of all streets~ <br /> ?. Slope easements designed in accordance with standard <br /> engineering practice and approve~ by the Engineer for <br /> the improvement plans of the final map are to be . <br /> provided at the stub ends of all streets and next to <br /> streets adjacent to parcels not a part of this tract. <br /> <br /> 8. Front, rear and side yard requirements, including <br /> a 20 foot front yard setback shall comply with reQuire- <br /> ments of zonir~ ordinance of City of Pleasanton. <br /> <br /> 9. No lot area shall be less th~ 6,000 square feet. <br />10. Standard vertical curb and gutter with 5 foot <br />iotegral sidewalks shall be constructed on all streets. <br />11. Prior to the final preparation of the subgrade and <br />placement of base material, all underground utility <br />mains sh~11 be installed and service connections stubbed <br />out beyond curb line. Service from public utilities <br />nnd from sanitary sewers shall be made available for <br />each lot in such manner as will obviate the necessity <br />for disturbing the street pa%ement, curb and Eutter and <br />sidewalks when service connections are made. <br /> 12. Andrews Drive shall be a 5~ foot street'with ~0 <br /> feet between curbs and ? feet sidewalk areas. <br /> 13. Approval of this tentative map by the City Council <br /> extends to general plans as to street improvements, <br /> street drainage, and water system. Detail plans and <br /> specifications Ns to street in~rovements, grades, street <br /> drainage and water system, shall be designed in <br /> conformity to the Standard Specifications ~oF Re <br /> Development of the City of Pleasantou, and sh~11 be <br /> ~ubject to the approval of the City Engineer. <br /> <br />forw~rg <br /> <br /> 2.
