IN FIE CrDY COUNCIL OF TI!E CITY CF PLEASAk~r0N, CCUNTY CF ALAMEDA, STATE OF CALIFORNIA Resolution No. 2451 APPROVING TENTATIVE ~4AP OF ROY JENSEN TRACT NO. 1287 'WHEREAS the Pleasanton Development Corporation, a California co~)oration has duly filed tentative map of ~ract No. 1287 in the City of Pleasanton; and WHEREAS said map has been considered by the City Engineer and the Council of the City of Pleasanton; NO%', THEREFORE, BE IT RESOLVED AS FOLLOWS: 1. That said tentative subfivision map tract for Roy Jensen Tract No. 1287, filed by the Pleasanton Development Corporation, be and is hereby approved by this Council, subject however to the conditions and specifications reoon~nended by the City Engineer and approved by this Council: 1. Water System - See Standard Specific~'~tion for Residential Development, Article C, Page 5, Part II -- a. Pipe Size - ~iinimum Size 6# 2. Laminated guard rails are to be constructed at the stub ends of all streets. 3. Slope essements designed in accordance with standard engineering practice and approved by the Engineer for the iu~provement plans of the final map are to be provided at the stub ends of all streets and next to streets adjacent to parcels not a part of this tract. Front, rear and side yard requirements, including a 20 foot front yard setback shall con~ply with requirements of zoning ordinance of City of Pleasanton. 5. No lot area shall be less than 6,000 square feet. Standard vertical curb and ~utter with ~ foot integral sidewalks shall be constructed on all streets. ?. Prior to the final prepzration of the subgrade and placement of base material, all un¢~er&,.round utility mains shall be installed and service connections stubbed out beyond curb line.
