That said tentative subdi~sion map tract for Roy Jensen Tract No. 1286, filed by the Pleasanton Development ~rporation, be and is hereby approved by this ~uncil, subject however to the conditions and specifications reoo~xended by the City Engineer and approved by this Council: 1, ~ater System - See Standard Specification for Residential Development, Article C, Page 5, Part II -- a. Pipe Size - Minimum Size 6" Fire Hydrants - Every D00 feet. (Refer: Article 5, Page 6, Part II Standar~ Specifications - ~ives 400~ spa cing ) Standard 4" '%~arf Type 2. L~inated guard rails are to be constructed at tile stub ends of all streets. Slope easements designed in accordance with stand~d engineering practice and approved by the Engineer for the i~rovement plans of the final map are to be provided at the stub ends of all streets ~nd next to streets adjacent 2o parcels not a part of this tract. Front, rear and side yard requirements, including a 20 foot front yard setback shall oonE~ly with requirements of zoning ordinance of City of Pleasanton. 5. No lot area sh~l be less than 6,000 square feet. Standard. vertical curb and gutter with 5 foot integral sidew~ks shall be constructed on all streets.
