f. Furniture stores <br /> g. Interior decorator shops and design services, including showrooms <br /> h. Electronic retail sales with no repair services, of telephones, pagers, <br /> cellular telephones, personal computers and software, televisions, <br /> radios, stereos, and similar items <br /> i. Kitchen supply stores and accessories with ancillary demonstration, <br /> classes, and cutlery sharpening. <br /> j. Medical offices including dental, optometry, chiropractic and other such <br /> uses typically found in neighborhood shopping centers. Total square <br /> footage of medical office tenants in the subject shopping center shall <br /> not exceed 5,000 square feet. <br /> k. Wine shops and tasting rooms for wineries, excluding liquor stores. <br /> 3. There shall be no truck deliveries, parking lot sweeping, or leaf blowing between <br /> the hours of 10:00 p.m. and 6:00 am. <br /> 4. The PUD development plan shall expire two years from the effective date of this <br /> ordinance unless a building permit is issued and construction has commenced <br /> and is diligently pursued or pursuant to an approved Development Agreement. <br /> 5. Unless otherwise approved by the Director of Community Development, plans <br /> submitted for permits to the Building and Safety Division shall show the sidewalk <br /> along the southern side of Drive A moved to the south to allow for landscaping <br /> between the Drive A/parking spaces and front of sidewalk. <br /> 6. At the time of submittal to the Building and Safety Division for permits, the <br /> applicant/project developer shall indicate which commercial retail project will be <br /> utilized (the commercial project on Sheet RA-03 of Exhibit B or "Alternative 1" <br /> shown on Sheet RA-04 of Exhibit B). If Alternative 1 as depicted on Sheet RA-04 <br /> of Exhibit B is utilized, the applicant shall submit for Design Review approval. <br /> Application materials shall include architectural drawings, civil drawings, <br /> landscape drawings, and any other materials deemed required by the Director of <br /> Community Development. Said Design Review application materials are subject <br /> to the review and approval of the Director of Community Development, and may, <br /> at the discretion of the Director of Community Development, be forwarded to the <br /> Planning Commission and/or City Council for review. <br /> 7. Prior to issuance of a building permit, the applicant/developer shall pay the <br /> applicable Zone 7 and City connection fees and water meter cost for any water <br /> meters, including irrigation meters, applicable to the portion or phase of the <br /> project covered by the permit.
