68. The applicant/project developer shall incorporate solar tubes, skylights, and/or <br /> other daylighting systems, subject to the satisfaction of the Director of <br /> Community Development, within the design of the community/leasing buildings. <br /> The method used and plan details shall be incorporated into the plans submitted <br /> to the Building and Safety Division for plan check and shall be subject to the <br /> review and approval of the Director of Community Development prior to building <br /> permit issuance. <br /> 69. The developer and/or property management shall use reclaimed water for <br /> landscape irrigation when available. Details and/or plans shall be provided for <br /> review and approval by the Director of Community Development before use of <br /> the reclaimed water. <br /> 70. The applicant/project developer shall develop and implement a program for <br /> reclaimed water, grey water and/or rainwater harvesting systems for the subject <br /> site or as otherwise approved by the Director of Community Development. The <br /> program shall be subject to the review and approval of the Director of Community <br /> Development prior to building permit issuance. <br /> 71. Regardless of whether the commercial portion of the project is constructed <br /> before, after, or concurrently with the residential portion, the project developer <br /> shall construct the "corner treatment" at the northwest corner of the site and all <br /> landscaping immediately adjacent to Stanley Boulevard and Bernal Avenue <br /> along commercial project frontage, subject to the satisfaction of the Director of <br /> Community Development. If the commercial portion is constructed after the <br /> residential portion, these elements must be installed prior to the last final <br /> inspection by the Building and Safety Division for the residential buildings. If the <br /> commercial portion is constructed before or concurrently with the residential <br /> portion, these elements must be installed prior to the last final inspection by the <br /> Building and Safety Division for the commercial buildings. <br /> Engineering Division <br /> 72. The proposed retail buildings shall have a minimum of one master water meter <br /> per building. Each retail tenant space and each residential unit shall be sub- <br /> metered for sewer and/or water billing purposes. <br /> 73. The project developer shall improve the existing streets abutting the project in <br /> accordance with the City of Pleasanton Municipal code 19.36.050, Streets and <br /> thoroughfares-Developer's obligation for improvement. <br /> 74. If a restaurant/food preparation facility occupies any of the buildings within this <br /> development, the private sanitary sewer lateral from the building shall have a <br /> grease interceptor installed on the building lateral. <br /> 75. The retail commercial buildings shall connect to the public sanitary sewer via <br /> separate service lateral (from the residential development). <br /> PUD-87, Auf der Maur/ Rickenbach/Vintage City Council <br /> Page 13 of 39 <br />
