The project applicant/developer shall provide a paved path with a gate from the <br /> proposed trail located on Lot B to the Bernal Community Park property on the south side <br /> of the project. The gate and path shall be ADA compliant and shall oe shown on the <br /> revised site plan, landscape plan, and improvement plans to the satisfaction of the <br /> Director of Community Development before issuance of an on-site permit. <br /> Traffic, Circulation, and Parking <br /> 91. Unless otherwise approved by the Director of Community Development, all new parking <br /> spaces and drive aisles shall conform to the dimensions required by the Housing Site <br /> Development Standards and Design Guidelines. Plans submitted to the Building <br /> Division for permits shall have the dimensions noted on the plans. <br /> 92. The project applicant/developer shall provide a high visibility crosswalk across A Street <br /> at the southernmost intersection of A Street with B Street to the satislaction of the City <br /> Traffic Engineer. This change shall be shown on the improvement plans and the <br /> building permit plans to the satisfaction of the City Traffic Engineer before the issuance <br /> of the first on-site permit. <br /> 93. The project applicant/developer shall use their best effort to work with the owner of the <br /> Pleasanton Gateway shopping center to provide a high visibility (ladder) crosswalk and <br /> an all way stop controlled intersection at the intersection of B Street and the shared <br /> access driveway to Valley Avenue. If provided, this change shall be shown on the <br /> improvement plans and the building permit plans to the satisfaction of the City Traffic <br /> Engineer before the issuance of the first on-site permit. <br /> 94. The project applicant/developer shall modify the median island opposite Whispering <br /> Oaks Way to eliminate the northbound left-turn pocket, which is no longer needed to <br /> access the project site. The project applicant/developer shall install new curb, <br /> landscaping matching the existing plant materials in the Valley Avenue median islands, <br /> and irrigation as required by the Director of Community Development. This change shall <br /> be shown on the improvement plans to the satisfaction of the City Engineer and the City <br /> Traffic Engineer before issuance of the first on-site permit. <br /> 95. The following parking restrictions shall apply to all units of this development as follows: <br /> a) The residents, tenants, guests, etc., are prohibited from parking on the private <br /> courts or on the short driveways of Lots 19 through 33 and Lots 51 through 97. <br /> (This condition does not prohibit parking in the perpendicular parking spaces on <br /> Court I and Court L or on the full-length driveways of Lots 1 through 18 and Lots <br /> 34 through 50.) <br /> b) The storage of materials in an uncovered parking space is proh bited. <br /> The parking restrictions shall be incorporated in the lease agreements 'or the apartment <br /> units and the disclosures and CC&R's for the single-family units. <br /> Page 17 <br />
