Figure 6, below, is a cropped view of Sheet A0-7 (Attachment 5) of the proposed <br /> berm/wall and screening from the 1-680 freeway. <br /> i . . ) 11 - 4 <br /> 1 <br /> a. . <br /> R <br /> Figure 6: Proposed Berm/Wall and Landscaping Screening from 1.680. <br /> Development Agreement (P13-1928) <br /> In summary, the proposed development agreement would grant the following <br /> entitlements and restrictions to the property owner and their successors: <br /> • Vests the project for a 10-year time period. <br /> • Deferred payment of the project's impact fees such as low-income housing fee, in <br /> lieu park dedication fee, City traffic impact fee, and the Tri-Valk y Transportation <br /> Committee fee to the occupancy permit for each apartment build ng and each row <br /> house and single-family home. <br /> • Required payment of the City development fees, such as the Zone 7 and City of <br /> Pleasanton water and sewer connection fees, with the issuance of the building <br /> permit. <br /> • Allows for periodic cost of living or similar indexed increaser, decreases, or <br /> adjustments to these development fees as are applicable and in effect at the time <br /> such fees would be payable to City. <br /> The Development Agreement also references the PUD development and conditions of <br /> approval, includes the terms of the draft Affordable Housing Agreeme it recommended <br /> for approval by the Housing Commission, and includes the terms of the Growth <br /> Management Agreement. <br /> Page 14 of 19 <br />
