Should the applicant's project precede the City's CIP to reconstruct Stanley
Boulevard, the applicant shall be required to construct interim street
improvements. The interim improvements shall consist of curb, gutter and
sidewalk and shall begin from the farthest eastern point of Lot 12 and extend to
the west and connect to the existing curb, gutter and sidewalk located on the
west side of the property at 4224 Stanley Boulevard. The exact layout of the tie-
in shall be shown on the improvement plans submitted to the Building and Safety
Division for plan check and permit issuance and subject to the review and
approval of the City Engineer prior to issuance of a building permit.
54. If it can be demonstrated to the satisfaction of the City Engineer that the street
improvements constructed as a part of the project can be retained and tie into the
City's CIP for Stanley Boulevard, the pro-rata share amount noted in condition of
approval No. 52 shall be adjusted accordingly and condition of approval No. 53,
shall not apply.
