BACKGROUND <br /> On March 3, 2009, the City Council approved a residential development with 110 single- <br /> family homes known as the Ironwood Active Adult Community. As a condition of <br /> approval, the developer, Ponderosa Homes was required to construct a public trail <br /> adjacent to the development on property located along the southerly boundary of Lake I <br /> and the Mohr Avenue right of way. Because portions of the public trail will be located <br /> on property owned by Zone 7, the City needs a License Agreement from Zone 7 <br /> allowing the City to maintain a public trail on the property. The parties will amend the <br /> current License Agreement that exists for the park and trail area adjacent to Martin <br /> Avenue to include this new section of trail to the south of Lake I. <br /> As part of the Ironwood Active Adult Community, Ponderosa Homes installed a 12" <br /> storm drain line within the Zone 7 buffer area of Lake I, east and north of Ironwood <br /> Active Adult development (as shown on Attachment 2). A portion of the buffer area was <br /> graded to drain into the City's storm drain. The City will grant Zone 7 a License <br /> Agreement allowing Zone 7 to operate and maintain the installed storm drain system <br /> within the Mohr Avenue right of way. <br /> DISCUSSION <br /> Ponderosa Homes has completed grading work for the trail and will complete the <br /> remaining work including fencing, gates, etc. before acceptance of the sub-divisions <br /> within "Ironwood Active Adult Community". Once completed, residents of the Ironwood <br /> Active Adult Community will have trail access to and from Mohr Avenue. The trail will be <br /> open to the public but the trail will "dead end" at the east end of the Ironwood Active <br /> Adult Community until such time as it may be extended east as part of the East <br /> Pleasanton Specific Plan.
