historic resources (staff notes that the subject site was not one of the housing sites that
contained older structures that may be historic). The Council needs to make the same
Statement of Overriding Considerations for this project.
CONCLUSION
Staff analysis concludes that the project is consistent with the Housing Site
Development Standards and Design Guidelines with the acceptable exceptions referred
to in this report and is consistent with City policies for creating higherdensity housing
near transportation corridors and hubs. Staff finds the site layout to be acceptable and
that the applicant has included an adequate amount of usable open space and
amenities within the project. Staff believes that the building design is attractive and that
the architectural style, colors, and materials are compatible with surrounding
developments. The proposed project also would provide affordable rental housing
which would help the City meet its lower income housing goals. Therefore, staff
recommends that the Council approve the proposed project.
Submitted by: Fiscal Review: Approve y:
Brian Dolan Emily Wagner Nelson Fialho
Director of Director of Finance City Manager
Community Development
Attachments:
1.
