15.The applicant/developer shall provide garage door design and material details in <br /> the plans submitted to the Building and Safety Division for plan check. The garage <br /> doors shall be subject to the review and approval of the Director of Community <br /> Development prior to the issuance of a building permit. <br /> 16.The applicant/developer shall not install hose bibs at the project site which could be <br /> used by residents to wash vehicles. Should the applicant/developer wish to have a <br /> designated area to wash vehicles on-site, the applicant/developer and/or <br /> responsible party shall submit improvement and design plans of the wash area to <br /> the Planning Division for review and approval prior to designating, constructing, <br /> and/or allowing vehicles to be washed on-site. <br /> 17.The applicant/developer shall install STC rated 30 windows in all second floor <br /> facades located adjacent to West Las Positas Boulevard and all second-floor <br /> windows from which West Las Positas Boulevard is visible and shall install air <br /> conditioning for all units to ensure that interior noise levels would not exceed 45 dB <br /> Ldn. The STC rating for all windows and installation of air conditioning for all units <br /> shall be noted on the plans submitted for issuance of building permits and shall be <br /> subject to the review and approval by the Director of Community Development <br /> prior to issuance of building permits for the project. <br /> 18.The project developer shall effectively screen from view all ducts, meters, air <br /> conditioning equipment, and any other mechanical equipment, whether on the <br /> structure, on the ground, or on the roof, with materials architecturally compatible <br /> with the building. Screening details shall be shown on the plans submitted for <br /> issuance of building permits, the adequacy of which shall be determined by the <br /> Director of Community Development. All required screening shall be provided prior <br /> to occupancy. <br /> 19.AII mechanical equipment shall be constructed in such a manner that noise <br /> emanating from it will not be perceptible beyond the property plane of the subject <br /> property in a normal environment for that zoning district. <br /> 20.All exterior lighting including landscape lighting shall be directed downward and <br /> designed or shielded so as to not shine onto neighboring properties. The <br /> project/building developer shall submit a final lighting plan including photometrics <br /> and drawings and/or manufacturer's specification sheets showing the size and <br /> types of light fixtures. The lighting plan shall be subject to the review and approval <br /> by the Director of Community Development prior to issuance of building permits for <br /> the project. <br /> 21.The developer and/or property management shall use reclaimed water for <br /> landscape irrigation when available.
