THE CITY OF 6 <br /> - - ��"' CITY COUNCIL AGENDA REPORT (v.` <br /> pLEASANTON. <br /> May 21, 2013 <br /> Community Development Department <br /> TITLE: PUD-94, LYNN JANSEN - APPLICATION FOR PLANNED UNIT <br /> DEVELOPMENT (PUD) DEVELOPMENT PLAN APPROVAL FOR <br /> A SEVEN-LOT SINGLE-FAMILY RESIDENTIAL DEVELOPMENT <br /> LOCATED ON AN APPROXIMATELY 3.7-ACRE PROPERTY <br /> GENERALLY LOCATED NORTH OF THE PRESENT TERMINUS OF <br /> CALICO LANE AND EAST OF THE PRESENT TERMINUS OF LYNN <br /> DRIVE <br /> SUMMARY <br /> The applicant proposes a development plan for seven single-family residential lots on <br /> an approximately 3.7-acre site. All streets would be public streets. A public pedestrian <br /> trail would be constructed on the south side of Arroyo Del Valle connecting the existing <br /> public pedestrian trail on Lynn Drive to Calico Lane. Staff and the Planning Commission <br /> believe the proposed development, as conditioned, would be compatible with the <br /> surrounding uses. The applicant is in an agreement with the conditions of approval <br /> recommended by the Planning Commission. <br /> PLANNING COMMISSION ACTION <br /> Recommended approval of the application (4-0) subject to the conditions of approval in <br /> Attachment 3. <br /> RECOMMENDATION <br /> 1. Find that the proposed PUD Development is consistent with the Negative <br /> Declaration previously prepared for the rezoning of the subject site (PRZ-59) and <br /> that none of the conditions in CEQA Guidelines Section 15162 calling for preparation <br /> of a subsequent negative declaration have occurred; <br /> 2. Find that the proposed PUD Development Plan is consistent with the General Plan <br /> and the purposes of the PUD Ordinance; <br /> 3. Make the PUD findings for the proposed development as stated in the April 24, 2013 <br /> Planning Commission staff report (Attachment 4); <br /> 4. Introduce the attached draft ordinance approving Case PUD-94 subject to Draft <br /> Conditions of Approval listed in Exhibit A (Attachment 1). <br />
