THE CITY OF <br /> 1l r <br /> Gr 5 <br /> PL£ASANTONe CITY COUNCIL AGENDA REPORT <br /> May 21, 2013 <br /> Community Development <br /> Engineering Division <br /> TITLE: APPROVE THE FINAL MAP, IMPROVEMENT PLANS AND <br /> SUBDIVISION AGREEMENT FOR TRACT 7940 (ANGELA <br /> ROWHOUSES) <br /> SUMMARY <br /> Tract 7940 creates five single-family detached residential lots in a PUD-High Density <br /> Residential district. The approved PUD-55 and Vesting Tentative Map 7 940 include the <br /> demolition of an existing duplex, renovation of an existing residential home, and <br /> construction of four new single-family homes on an approximately 0.24 acre site. The <br /> property is located at northwest corner of West Angela Street as shown on attached <br /> Exhibit. Staff has reviewed the Final Map, Improvement Plans and all required <br /> agreements, and has found them to be in substantial conformance with the approved <br /> Vesting Tentative Map. All improvements necessary for this tract will be installed with <br /> this Tract 7940. <br /> PLANNING COMMISSION RECOMMENDATION <br /> On January 23, 2008, the Planning Commission approved an application for Vesting <br /> Tentative Map 7940 to subdivide an approximately 0.24 acre site located at 225 West <br /> Angela Street into five single-family home lots consistent with the PUD-55 development <br /> plan for this site. <br /> RECOMMENDATION <br /> 1. Approve the Final Map and Improvement Plans for Tract 7940 (Angela <br /> Rowhouses). <br /> 2. Authorize the City Manager to execute the Subdivision Agreement. <br /> FINANCIAL STATEMENT <br /> The driveway and all utilities serving this residential development are private and shall <br /> be maintained by the maintenance association. There will not be an increase in the <br /> operating budget when this tract is accepted. <br />
