review and approval prior to designating, constructing, and/or allowing vehicles to be <br /> washed on-site. <br /> 27. The project developer shall effectively screen from view all ducts, meters, air conditioning <br /> equipment, and any other mechanical equipment, whether on the structure, on the <br /> ground, or on the roof, with materials architecturally compatible with the building. <br /> Screening details shall be shown on the plans submitted for issuance of building permits, <br /> the adequacy of which shall be determined by the Director of Community Development. <br /> All required screening shall be provided prior to occupancy. <br /> 28. All mechanical equipment shall be constructed in such a manner that noise emanating <br /> from it will not be perceptible beyond the property plane of the subject property in a <br /> normal environment for that zoning district. <br /> 29. All exterior lighting including landscape lighting shall be directed downward and designed <br /> or shielded so as to not shine onto neighboring properties. The project/building developer <br /> shall submit a final lighting plan including photometrics and drawings and/or <br /> manufacturer's specification sheets showing the size and types of light fixtures. The <br /> lighting plan shall be subject to the review and approval by the Director of Community <br /> Development prior to issuance of building permits for the project. <br /> 30. The project shall comply with the current City/Pleasanton Garbage Service recycling and <br /> composting programs. <br /> 31. All trash and refuse shall be contained completely within the approved trash enclosures. <br /> Trash containers shall be stored within the trash enclosures at all times, except when <br /> being unloaded. The trash enclosures shall be sized to accommodate trash, recycling, <br /> and green waste containers. Elevation drawings and plan details, including color and <br /> material of the enclosures noted, shall be included in the plans submitted to the Building <br /> and Safety Division for plan check and shall be subject to the review and approval of the <br /> Director of Community Development prior to building permit issuance. <br /> 32. The applicant/developer shall install trash and recycling receptacles within the retail plaza <br /> and within the sidewalk area in front of the retail buildings. The trash receptacle design <br /> and locations shall be shown on the plans submitted for issuance of building permits and <br /> shall be subject to review and approval by the Director of Community Development prior <br /> to issuance of building permits for the project. <br /> 33. The final location of pad-mounted transformers shall be subject to approval by the <br /> Director of Community Development prior to issuance of permits by the Building and <br /> Safety Division. Such transformers shall be screened by landscaping to the satisfaction of <br /> the Director of Community Development. All transformers shall be shown on the plans <br /> submitted for issuance of building permits. <br /> 34. Except for the speed tables required by the conditions of approval, no speed tables or <br /> speed bumps shall be placed within the drive aisles of the project site unless otherwise <br /> approved by the Director of Community Development and Fire Chief. <br /> 35. The applicant/developer shall install a pedestrian-scale, lighted complex directory sign <br /> near the main driveway showing the location of apartment building clusters, addresses, <br /> 5 of 30 <br />
