At least one of the required access routes meeting this condition shall be <br /> located within a minimum of 15 feet (4572 mm) and a maximum of 30 feet (9144 mm) <br /> from the building, and shall be positioned parallel to one entire side of the building. <br /> Building and Safety Division <br /> 91. The principles of Universal Design shall be incorporated into the apartment units <br /> wherever possible. Unless otherwise approved by the Director of Community <br /> Development, all required adaptable dwelling units shall provide the following features: <br /> a. Audible & visual doorbell within unit. <br /> b. Balcony/patio at same floor level as unit. <br /> c. Windows for viewing shall have a 36" maximum sill height. <br /> d. 44" minimum hallway width and 32" minimum clear door opening width for all <br /> doorways within units. <br /> e. Lever type handles on all doors. <br /> f. An 18" minimum clear floor space beside door on pull side at latch jamb. <br /> g. All receptacle or other outlets, 18" minimum height above finished floor. <br /> h. Rocker type light switches 44"- 48" above finish floor, and thermostats 48" maximum <br /> height. <br /> i. Variable height (28"- 42") work surfaces such as cutting boards, countertops, sinks, <br /> and/or cooktops. <br /> j. Loop handle pulls on drawers and cabinet doors or touch hardware - no knobs. <br /> k. Full-extension, pull-out drawers, shelves and racks in base cabinets. <br /> I. Full height pantry storage with easy access pull-out and/or adjustable height shelves. <br /> m. Front-mounted controls on all appliances. <br /> n. Adjustable height closet rods and shelves. <br /> o. Single-lever water controls at all plumbing fixtures and faucets. <br /> p. Hand-held adjustable shower head. <br /> q. Blocking in walls around toilet, tub, and shower for future placement and relocation of <br /> grab bars. <br /> 92. All ground-floor dwelling units and all dwelling units served by an elevator shall be <br /> adaptable and on an accessible route, as defined by the California Building Code Chapter <br /> 11A. <br /> STANDARD CONDITIONS <br /> Planning Division <br /> 93. Development shall be substantially as shown on the development plans, color/material <br /> board, Multifamily GreenPoint Checklist, and related materials such as the noise analysis <br /> and tree report, Exhibit B, dated "Received" October 3, 19, and 25, 2012, and January 9 <br /> and 10, February 4, and March 5, 2013, on file with the Planning Division, except as <br /> modified by these conditions. Minor changes to the plans may be allowed subject to the <br /> approval of the Director of Community Development if found to be in substantial <br /> conformance with the approved exhibits. <br /> 94. The permit plan check package will be accepted for submittal only after the ordinance <br /> approving the PUD development plan becomes effective, unless the project developer <br /> 14 of 30 <br />
