THE CITY OF
LE ASANTONC
MEMORANDUM
Date: April 14, 2013
To: Mayor and City Council
From: Nelson Fialho, City Manager
Subject: Amendment to the Affordable Housing Agreement for the California Center
Development (PUD- 85- 08- 1D -4M)
Over the past few days staff has been communicating with representatives from the proposed California
Center multifamily apartment development regarding adjustments to the unit mix for affordable units
detailed in the recommended Affordable Housing Agreement. As an outcome of those discussions,
California Center has proposed the following changes:
Amended Unit Mix for Rent Restricted Units
Unit Type
Very Low Income
(50% of AMI)
Low Income
(80% of AMI)
Median Income
(100% of AMI)
Total
Unit Type
Studio
5
3
8
16
1 Bedroom
3
4 3
3
4-2 9
2 Bedroom
0
4 7
6 9
4-0 16
3 Bedroom
0
4 2
4 3
4 5
Total
8
15
23
46
As noted in the above table, the amendments result in a reduction of 1- bedroom and 3- bedroom
affordable units and an increase in the number of 2- bedroom affordable units so that 45% of the 46
affordable units are 2- bedroom and 3- bedroom units, which is the unit mix detailed in the City Housing
Site Development Standards and Design Guidelines. No amendments are required to the Development
Agreement to approve these changes as that document reflects the number of units by income category,
which has not changed.
Staff approves the amended changes as they provide consistency with the City Housing Site
Development Standards and Design Guidelines and recommends that they be incorporated into the
recommended Affordable Housing Agreement.
