THE CITY OF <br />LE ASANTONC <br />MEMORANDUM <br />Date: April 14, 2013 <br />To: Mayor and City Council <br />From: Nelson Fialho, City Manager <br />Subject: Amendment to the Affordable Housing Agreement for the California Center <br />Development (PUD- 85- 08- 1D -4M) <br />Over the past few days staff has been communicating with representatives from the proposed California <br />Center multifamily apartment development regarding adjustments to the unit mix for affordable units <br />detailed in the recommended Affordable Housing Agreement. As an outcome of those discussions, <br />California Center has proposed the following changes: <br />Amended Unit Mix for Rent Restricted Units <br />Unit Type <br />Very Low Income <br />(50% of AMI) <br />Low Income <br />(80% of AMI) <br />Median Income <br />(100% of AMI) <br />Total <br />Unit Type <br />Studio <br />5 <br />3 <br />8 <br />16 <br />1 Bedroom <br />3 <br />4 3 <br />3 <br />4-2 9 <br />2 Bedroom <br />0 <br />4 7 <br />6 9 <br />4-0 16 <br />3 Bedroom <br />0 <br />4 2 <br />4 3 <br />4 5 <br />Total <br />8 <br />15 <br />23 <br />46 <br />As noted in the above table, the amendments result in a reduction of 1- bedroom and 3- bedroom <br />affordable units and an increase in the number of 2- bedroom affordable units so that 45% of the 46 <br />affordable units are 2- bedroom and 3- bedroom units, which is the unit mix detailed in the City Housing <br />Site Development Standards and Design Guidelines. No amendments are required to the Development <br />Agreement to approve these changes as that document reflects the number of units by income category, <br />which has not changed. <br />Staff approves the amended changes as they provide consistency with the City Housing Site <br />Development Standards and Design Guidelines and recommends that they be incorporated into the <br />recommended Affordable Housing Agreement. <br />
