29. All trash and refuse shall be contained completely within the approved trash <br /> enclosures. Trash containers shall be stored within the trash enclosures at all <br /> times, except when being unloaded. The trash enclosures shall be sized to <br /> accommodate trash, recycling, and green waste containers. Elevation drawings <br /> and plan details, including color and material of the enclosures noted, shall be <br /> included in the plans submitted to the Building and Safety Division for plan check <br /> and shall be subject to the review and approval of the Director of Community <br /> Development prior to building permit issuance. <br /> 30. The applicant/developer shall install trash and recycling receptacles within the <br /> retail plaza and within the sidewalk area in front of the retail buildings. The trash <br /> receptacle design and locations shall be shown on the plans submitted for <br /> issuance of building permits and shall be subject to review and approval by the <br /> Director of Community Development prior to issuance of building permits for the <br /> project. <br /> 31. The final location of pad-mounted transformers shall be subject to approval by the <br /> Director of Community Development prior to issuance of permits by the Building <br /> and Safety Division. Such transformers shall be screened by landscaping to the <br /> satisfaction of the Director of Community Development. All transformers shall be <br /> shown on the plans submitted for issuance of building permits. <br /> 32. Except for the speed tables required by the conditions of approval, no speed <br /> tables or speed bumps shall be placed within the drive aisles of the project site <br /> unless otherwise approved by the Director of Community Development and Fire <br /> Chief. <br /> 33. The applicant/developer shall install a pedestrian-scale, lighted complex directory <br /> sign near the main driveway showing the location of apartment building clusters, <br /> addresses, units, parking areas, etc. Prior to the installation, the developer shall <br /> submit the design and location of the directory sign to the Director of Community <br /> Development for review and approval. <br /> 34. Prior to installation of any retail tenant or apartment project identification signs, a <br /> comprehensive sign program shall be submitted for review approval by the <br /> Director of Community Development. <br /> 35. Details and locations of the planter areas, planter pots, and enhanced paving near <br /> the retail storefronts shall be submitted in conjunction with the plans submitted for <br /> issuance of building permits and shall be subject to the review and approval by <br /> the Director of Community Development prior to issuance of building permits for <br /> the project. <br /> 36. Outdoor dining furniture may be installed for the retail building tenants. The final <br /> design and location of the retail furniture shall be submitted for review and <br /> approval by the Director of Community Development prior to inslallation.
