f. Prior to the issuance of a building permit, if the City Manager determines <br /> that the use of recycled water has been adequately studied as required per <br /> CEQA, then in all City rights of way all irrigation systems including pipes, <br /> valves, heads, boxes, etc. shall be designed for the use o' recycled water, <br /> unless waived by the City Engineer. <br /> g. The property owner shall be responsible for the maintenance of all street <br /> landscaping, including ground cover, shrubs, and trees, adjacent to its <br /> property. <br /> h. The property owner shall enter into an agreement with the City, approved by <br /> the City Attorney, which guarantees that all landscaping installed as part of <br /> this project, including street landscaping adjacent to the site, will be <br /> maintained at all times in a manner consistent with the approved landscape <br /> plan for this development. Said agreement shall run with the land for the <br /> duration of the existence of the structures located on the property. <br /> i. Prior to occupancy, the landscape architect for the project shall certify in <br /> writing to the Director of Community Development that the landscaping has <br /> been installed in accordance with the approved landscape and irrigation <br /> plans with respect to size, number, and species of plants and overall design. <br /> 6. Construction Requirements. <br /> a. The property owner shall be responsible for conducting sonic vermin control <br /> immediately prior to and during grading and construction. The details of the <br /> sonic rodent control measures, including the location of the sonic devices <br /> shall be submitted to and subject to the review and approval of the Planning <br /> Manager prior to the issuance of a grading permit or building permit, <br /> whichever is sooner. The approved measures shall be included in the plan <br /> sets submitted for the issuance of a grading permit and the plans submitted <br /> for the issuance of a building permit. <br /> b. Dust and mud shall be contained within the boundaries of the property <br /> during times of construction. The project developer shall submit a written <br /> dust control plan or procedure as part of the building permit plans. <br /> c. Portable toilets used during construction shall be emptied on a regular basis <br /> as necessary to prevent odor. <br /> d. Construction trailers shall be allowed to be placed on the project site for <br /> daily administration/coordination purposes during the construction period. <br /> At no time shall campers, trailers, motor homes, or any other vehicle be <br /> used as living or sleeping quarters on the construction site. All such <br /> vehicles shall be removed from the site at the end of each workday. <br /> e. Any damage to existing street or sidewalk improvements during construction <br /> on the subject property shall be repaired to the satisfaction of the City <br /> Conditions of Approval/PUD-57 <br /> General Conditions <br /> 6 <br />
