Prior to the issuance of a building permit, the plans shall be <br /> revised to show the proposed wall design and the exact location of the wall. <br /> The design and location shall be subject to the review and approval of the <br /> Planning Manager. <br /> b. Walls and solid privacy fencing shall not be located on the existing PG&E <br /> and Zone 7 easements by 1-580. The plans shall be revised to address this, <br /> prior to the issuance of a building permit. <br /> 11. Car Wash, Fluid Change, and Fuel Dispensing Areas. <br /> a. The stationary car wash area(s) shall be covered and shall drain through an <br /> appropriate interceptor to the sanitary sewer, subject to approval by <br /> DSRSD. A sign shall be posted prohibiting the dumping of hazardous <br /> materials. No other area shall drain to the car wash area; a berm shall be <br /> installed to prevent such drainage if found necessary by the City Engineer <br /> and Building and Safety Division. <br /> b. Car washing shall be as follows: <br /> (i.) New cars for sale, lease, or rent shall be washed in a stationary car <br /> wash or with a mobile cart wash with an acceptable water de- <br /> chlorination module, as determined by the City Engineer. <br /> (ii.) Used cars for sale, lease, or rent shall be washed in a stationary car <br /> wash before being subsequently washed by a mobile cart wash as <br /> determined by the City Engineer. A used car shall be washed initially <br /> in the stationary car wash, and then an unlimited number of times with <br /> the mobile cart wash. <br /> (iii.) Cars being serviced and loaner cars shall be washed in a stationary <br /> car wash. <br /> The de-chlorination modules shall be subject to the review and approval of <br /> the City Engineer, prior to the issuance of a building permit. <br /> c. The car wash water in the stationary car washes shall be recycled and shall <br /> be recycled to the highest commercially feasible recycled water percentage. <br /> The recycled water equipment must be readily available and feasible for use <br /> in an automotive dealership environment. The amount of water to be <br /> recycled shall be subject to the review and approval of the City Engineer, <br /> prior to the issuance of a building permit. <br /> d. All service operations involving fluid changes must occur indoors; all fluids <br /> shall be disposed of in an appropriate manner and shall not be placed in the <br /> storm drain or sanitary sewer but shall drain to a sump. <br /> e. Any future fuel dispensing areas shall be covered with canopies; canopy <br /> downspouts shall be routed to prevent drainage flow across the fuel <br /> Conditions of Approval/PUD-57 <br /> Project-Specific Conditions <br /> 9 <br />
