THE CITY OF 24 <br /> CITY COUNCIL AGENDA REPORT L� <br /> pL EASANTON. <br /> January 15, 2013 <br /> Community Development Department <br /> TITLE: PUD-93, BRUCE MYERS, DANVILLE SCHOOL STREET INVESTMENT - <br /> APPLICATION FOR PLANNED UNIT DEVELOPMENT (PUD) <br /> DEVELOPMENT PLAN APPROVAL TO CONSTRUCT A FOUR-LOT <br /> DETACHED SINGLE-FAMILY HOME DEVELOPMENT ON AN <br /> APPROXIMATELY 2.23-ACRE SITE LOCATED AT 362 SYCAMORE ROAD <br /> AND A VACANT LOT (APN 948-17-7-4), WITHIN THE NORTH SYCAMORE <br /> SPECIFIC PLAN AREA. <br /> APPLICANT: BRUCE MYERS, DANVILLE SCHOOL STREET INVESTMENT <br /> SUMMARY <br /> The applicant proposes a development plan for an approximately 2.23-acre site to <br /> establish four single-family residential lots. A private driveway would provide access to <br /> the proposed home sites as well as serve as an EVA. Bioswale and stormwater <br /> retention areas are proposed to pre-treat and handle on-site stormwater runoff. An <br /> arborist's report was prepared for the proposed development assessing the existing <br /> trees and recommending mitigation measures. Staff and the Planning Commission <br /> believe the proposed development, as conditioned, would be compatible with the <br /> surrounding uses. The applicant is in an agreement with the conditions of approval <br /> recommended by the Planning Commission. <br /> PLANNING COMMISSION ACTION <br /> Recommended approval of the application (5-0) subject to the conditions of approval in <br /> Attachment 1. <br /> RECOMMENDATION <br /> 1. Find that there are no new or changed circumstances or information which require <br /> additional CEQA review of the project; <br /> 2. Find that the proposed PUD Development Plan is consistent with the General Plan, <br /> the NSSP, and the purposes of the PUD Ordinance; <br /> 3. Make the PUD findings for the proposed development as stated in the November 28, <br /> 2012, Planning Commission staff report (Attachment 4); <br /> 4. Introduce the attached draft ordinance approving Case PUD-93 subject to Draft <br /> Conditions of Approval listed in Exhibit A. <br />
