(BAAQMD for asbestos. The prqiect developer shall provide to the Planning Director a <br />follow-up report within 30-days after demolition of the structures is completed, if needed. <br /> <br />14. <br /> <br />Prior to the demolition of any existing structure(s) located on the subject property, the <br />project developer shall have the structure(s) examined for the presence of bats. <br /> <br />15. <br /> <br />The project developer shall provide a bond to the City guaranteeing the installation of all <br />common open space, street trees, and all common infrastructure improvements shown on <br />the approved development plan or otherwise required as part of this development. The <br />project developer shall provide an itemized cost estimate of said improvements, to be <br />submitted with the bond, for the review and approval the Planning Director prior to <br />issuance of building permits (which shall not be unreasonably withheld). The bond shall <br />be returned to the prqject developer upon acceptance of said improvements by the <br />Planning Director. <br /> <br />16. <br /> <br />The height of the primary structure(s) covered by this PUD Development Plan approval <br />shall be surveyed and verified as being in conformance to the approved building height as <br />conditioned. Said verification is the project developer's responsibility, shall be performed <br />by a licensed land surveyor or civil engineer, and shall be completed and provided to the <br />Planning Department belbre the first framing or structural inspection by the Building <br />Department. <br /> <br />17. <br /> <br />All windows facing the RMC/Lonestar plant shall be triple paned. This detail shall be <br />shown on the building permit plan set submitted to the Planning Director for review and <br />approval before issuance of a building permit. The structures to be constructed on Lots 1 <br />through 5 shall be sited so that a useable yard area is provided on the westerly sides of the <br />structures and that the structures themselves would function to shield the yards from the <br />noise of the RMC/Lonestar processing plant. <br /> <br />18. <br /> <br />The preliminary design plans for the planned old Vineyard Avenue public trail shall be <br />approved by the City Council before issuance of the first building permit for this project. <br /> <br />19. <br /> <br />A statement disclosing the RMC/Lonestar facility has a noise source shall be prominently <br />displayed in the tract sales office for this development, if a sales office is used in this <br />project. <br /> <br />20. <br /> <br />The project developer shall complete all of the on-site improvements at one time, <br />including all improvements around future building pads. All remaining pad areas shall be <br />seeded and kept in a neat and weed-free manner at all times. <br /> <br />21. <br /> <br />Lot 6 shall be accessed from Vineyard Avenue over the shared access driveway and <br />public streets shown on the Hahner portion of Tract 7240. No building permit shall be <br />issued for the building on this lot until evidence is provided to the satisfaction of the <br />Planning Director and the City Engineer that said access is available.
