Windows: Building walls and roofs should read as substantially solid with the windows <br /> appearing as secondary to the building mass. <br /> <br /> a. Windows should be rectangular in shape with a vertical ratio of at least three (ver- <br /> tical) over two (horizontal). <br /> <br /> b. Single- or double-casement windows are strongly encouraged. <br /> <br /> c. Window-glazing should be clear and non-reflective and conforming to Title 24 re- <br /> quirements. <br /> <br /> d. Functional or decorative exterior wood shutters proportionate to the window open- <br /> ings are strongly encouraged in the homes on the cul-de-sac. <br /> <br /> · Windows should be recessed into the wall surface a distance of not less <br /> than one-half of the wall thickness. <br /> <br /> · Vertically-proportioned windows can be ganged side-by-side to create a <br /> larger opening for an exceptional view. Trimmed separations between <br /> ganged windows shall be eight-inches minimum. <br /> <br /> e. Dormers in Roofs: <br /> <br /> · Dormers shall be placed on the roof only. <br /> <br /> · Dormer windows should be single, not ganged, windows. <br /> <br /> · Dormer roof material shall be the same as that used on the main roof. <br /> <br /> · Dormer sidewall materials shall match the exterior wall material. <br /> <br />12. Skylights: Skylights can detract from the visual dominance of the roof and, therefore, <br /> should be used sparingly. <br /> <br /> a. Skylights should be fiat with a thin profile and follow the pitch of the roofi <br /> Domed skylights are not permitted. <br /> <br /> b. Skylight glazing should be non-reflective. <br /> <br /> c. Exposed curbs and flashing should be painted to match the color of the roof. <br /> <br />13.
