Exhibit "C" <br />Final Design Guidelines for PUD-01-1M (Corrected) <br /> <br />per City Council <br /> March 4, 2003 <br /> <br />Architectural Design Guidelines <br /> <br />Introduction <br /> <br />The subject property is located within the area of east Pleasanton covered by the Vineyard Ave- <br />nue Corridor Specific Plan including adopted architectural and landscape design guidelines de- <br />signed to give character and distinction to the residential districts located within the Specific <br />Plan area, with the uniqueness of these individual developments coming in part from their build- <br />ings being set in harmony with their surroundings. Although the properties covered by this ap- <br />plication are not technically a part of the Specific Plan area, they are bordered by Specific Plan <br />properties and would participate in the approved infrastructure financing plan for the Specific <br />Plan area. Therefore, each aspect of the properties in this development - architecture, building <br />siting, street landscaping, and connections to the surrounding area - should be supportive of the <br />overall Vineyard Avenue Corridor Specific Plan area. The following guidelines are intended for <br />the design of the homes and the landscape treatments for these homes covered by this develop- <br />ment plan. It will be the task of the project architects and landscape architects to translate these <br />guidelines into contemporary housing and landscape designs. <br /> <br />Primary Goals <br /> <br />The primary goals of these design guidelines are to: <br /> <br />· Create a unique and special neighborhood using the surrounding Specific Plan area and <br /> the Arroyo del Valle as the focus for the neighborhood character. <br /> <br />· Incorporate quality building materials and construction methodologies to provide a sense <br /> of permanency and "rootedness" to the structures. <br /> <br />Overall Residential Design Guidelines <br /> <br />The visual strength of the overall development will be derived partially from the consolidation <br />of buildings into compact areas so that relative large areas of contiguous land between buildings <br />on adjacent lots can be maximized. The visual experience within this development would pro- <br />vide an equal emphasis on buildings, landscape, and connections views or openings - to the <br />surrounding area including the Arroyo with minor emphasis on driveways and the individualism <br />of single homes. <br /> <br />Final Design Guidelines (Corrected) March 4, 2003 Page 1 of 13 <br /> <br /> <br />
