34. <br /> <br />The homes covered by this approval shall be constructed to encourage telecommuting by <br />providing as an option telecommunications in~¥astructure consistent with state-of-the-art <br />methods, e.g., cabling for DSL service, wiring for total room access, etc. The project <br />developer shall submit with the first building permit application those measures included <br />in the home construction for review and approval by the Planning Director before <br />issuance of the first building permit. <br /> <br />Photovoitaic Systems: <br /> <br />35. <br /> <br />If the lots covered by this approval are to be mass developed as a single development, the <br />project developer shall provide to the homebuyers, photovoltaic systems as an option. <br />With the building permit plan set, the project developer shall show the installations for <br />each of the buildings covered by this approval to the satisfaction of the Planning <br />Developer before issuance of a building permit. <br /> <br />36. <br /> <br />The project developer, if developing the houses as one project, shall implement the <br />following measures with the construction of the structures covered by this approval so <br />that the owners can install roof-mounted photo-voltaic systems in the future: <br /> <br />Electrical conduit with pull-strings shall be installed between the roofs and the <br />main electrical panel. <br /> <br />Roof trusses shall be engineered to handle an additional load of five-pounds per <br />square foot. <br /> <br />The location of roof vents, pipes, etc., shall be centralized, e.g., on north facing <br />roof areas, to maximize the unobstructed roof area for photovoltaic panels. <br />Minimal roof penetrations would be allowed on southeast to southwest facing <br />roofs. <br /> <br />The homes on these lots be sited and designed so that there are broad sloped roof <br />areas facing southeast to southwest in order to maximize solar exposure for the <br />panels. <br /> <br />An area shall be provided near the main panel for the "inverter" required to <br />convert the direct current output from the photovoltaic panels to alternating <br />current. <br /> <br />Bi-directional meters shall be installed which would deduct the amount of power <br />flowing from the panels to the power "grid". <br /> <br />A solar panel arbor/porch cover up to a 15-foot height is a specifically permitted <br />use without requiring the administrative design review process. <br /> <br />Final Conditions (Corrected) March 4, 2003 Page 9 of 22 <br /> <br /> <br />
