CITY COUNCIL OF THE CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />ORDINANCE NO. 1877 <br /> <br />WHEREAS, <br /> <br />WHEREAS, <br /> <br />WHEREAS, <br />WHEREAS, <br /> <br />WHEREAS, <br /> <br />WHEREAS, <br />WHEREAS, <br /> <br />AN ORDINANCE APPROVING THE APPLICATION OF <br />MARK AROLA AND JON MCCURDY FOR A MAJOR <br />MODIFICATION TO AN APPROVED PLANNED UNIT <br />DEVELOPMENT, AS FILED UNDER CASE PUD-01-1M <br /> <br />Mark Arola and Jon McCurdy have applied for a major modification to an <br />approved Planned Unit Development (PUD-01) to modify the lotting pattern and <br />to create design guidelines in place of building designs for six lots on a 4.2-acre <br />site located at 2503 Vineyard Avenue; and <br /> <br />the property is zoned PUD (Planned Unit Development) - LDR (Low Density <br />Residential) District; and <br /> <br />a Negative Declaration was prepared and adopted for PUD-01; and <br /> <br />there are not substantial changes to the project or to the circumstances under <br />which the project is undertaken that involve new significant environmental effects <br />or substantially increase the severity of previously identified effects, and there is <br />no new information of substantial importance not known at the time the Negative <br />Declaration was adopted regarding the project or its effects, mitigation measures, <br />or alternatives; therefore, no additional environmental documentation was <br />prepared for this application; and <br /> <br />Council received the Planning Commission's recommendations for approval of the <br />major modification; and <br /> <br />a duly noticed public hearing was held on March 4, 2003; and <br /> <br />the City Council finds that the proposed major modification is compatible with and <br />sensitive to the restrictions posed by the site and by surrounding properties and in <br />keeping with the themes and policies of the Vineyard Avenue Corridor Specific <br />Plan, and generally consistent with PUD-01. <br /> <br /> <br />
