CONDITIONS OF APPROVAL <br /> <br /> FOR PUD-81-32 <br /> (Ordinance No. 1013) <br /> <br />1. That the development be substantially as shown on <br /> the 'development plan, Exhibit A, on file with the <br /> Planning Division, revised 12/14/81. <br /> <br />2. That.colors for all structures be submitted to the <br /> Planning Division for approval prior to issuance of <br /> a building permit. <br /> <br />3. That a final landscape plan be submitted to the <br /> Planning Division 'for approval prior to issuance of <br /> a building permit. <br /> <br />4. That except as modified by the development plan, all <br /> site development standards shall be those of the <br /> RM-2500 District. <br /> <br />5. That the development shall meet all the requirements <br /> of the City Fire Code. <br /> <br />6. That prior to the filing of a final map on the subject <br /> property, CC&Rs for the project shall be approved by <br /> the City Attorney. These CC&Rs shall provide for a <br /> homeowners association with sufficient power to manage <br /> all commonly owned areas. The City shall be named as <br /> beneficiary of said CC&Rs and granted the power to <br /> enforce its provisions if the homeowners ~ssociation <br /> fails to do so. <br /> <br />7. That the street numbers of all buildings be posted so <br /> as to be easily seen from the street at all times, day <br /> and night. <br /> <br />8. That all ducts, meters, air conditioning equipment, and <br /> any other mechanical equipment, whether on the structure, <br /> on the ground, or elsewhere, be effectively screened <br /> from view with materials architecturally compatible <br /> with the. main structure. <br /> <br />9. That all mechanical equipment be constructed in such a <br /> manner that noise emanating from it will not be per- <br /> ceptible at or beyond the property plane of the subject <br /> property in a normal environment for that zoning district. <br /> <br /> -1- EXHIBIT "A" <br /> <br /> <br />
