CONDITIONS OF APPROVAL <br /> <br /> FOR PUD-81-29 <br /> (Ordinance No. 1011) <br /> <br /> 1. That the deve~bpment be substantially as shown on <br /> the development plan Exhibit A and B, on file with <br /> the Planning Division, except that the park shall be <br /> relocated to the southern portion of the property. <br /> 2.That.the park shall be lighted to the satisfaction <br /> of the Police Department. <br /> <br /> 3. That parking shall be provided as shown on 'the <br /> development plan and that all parking spaces <br /> and aisles shall meet the requirements of <br /> Article 16 of the zoning code. <br /> <br /> 4. That there shall be no additions to residential <br /> str~ctures except for patio covers and. that the <br /> developer shall submit plans for the location of <br /> all patio covers and accessory buildings to the <br />~ Planning Division for approval prior to issuance <br /> of a building permit. <br /> <br /> 5. That prior to filing a final map on the subject <br /> property, CC&Rs for the project shall be approved <br /> by the City Attorney. These CC&Rs shall provide <br /> for a homeowner's association with sufficient <br /> power to manage all commonly owned areas. The <br /> City.~shall be named as beneficiary of said CC&Rs <br /> and granted the power to enforce its provisions <br /> if the homeo~mer's association fails to do so. <br /> <br /> 6. That the homeowner's association shall maintain <br /> at a minimum, the area shown as private street <br /> and all landscaped areas within the townhouse <br /> portion of the development. <br /> <br /> 7. That a final landscape plan shall-be submitted to <br /> the Planning Division for approval prior to issuance <br /> of a building permit. <br /> <br /> 8.That interior street sections shall be a 41 ft. <br /> right-of-way with 36~'ft. curb to Curb and one <br /> 5 ft. wide sidewalk as shown on the development <br /> plan. <br /> <br /> 9. That interior street east of ~eem Drive and <br /> terminating at the north property line shall be <br /> designed as a "knuckle" or a larger radius curve, <br /> or as otherwise worked out with the City Engineer <br /> land that the right-of-way for a future extension <br /> could be dedicated if warranted. <br /> <br /> '1- <br /> EXHIBIT "A" <br /> <br /> <br />
