EXHIBIT B <br /> <br /> CONDITIONS OF APPROVAL <br /> FOR PUD-81-20 <br /> <br /> 1. That the development be substantially las shown on <br /> the development plan, Exhibit A, on file with the <br />_ -- PIanning Division. <br /> <br /> 2. That the first two parking spaces adjacent to Palomino <br /> Drive shall be moved to the south and the planting <br /> areas to the north of them enlarged. <br /> <br /> 3. That the emergency access to Pico Avenue shall be <br /> designed to the satisfaction of the..Fire Chief. <br /> <br /> 4. That automatic garage door openerS'shall be provided <br /> at least for garages number 1 through 6 and the <br /> eastern portion of garage number 8. <br /> <br /> 5. That prior to issuance of a building permit, the <br /> developer shall submit CC&Rs for the development <br /> for approval by the City Attorney. The CC&Rs <br /> shall provide for a homeowners association with <br /> sufficient power to manage all commonly. owned <br /> areas. The City shall be named as beneficiary <br /> of such CC&Rs and granted the power to enforce'the <br /> provisions if the homeowners association fails to <br /> do so. <br /> <br /> 6. That the application as proposed will be subject to <br /> additional requirements under the City Fire Code. <br /> The applicant is requested to contact the Fire <br /> Prevention Bureau for more detailed information. <br /> <br /> 7. That the street number of the building be posted so <br /> as to be easily seen from the street at all times, day <br /> and night. <br /> <br /> 8. That all ducts, ~eters, air conditioning equipment, and <br /> any other mechanical equipment, whether on the structure, <br /> on the ground, or elsewhere, be effectively screened <br /> from view with materials architecturally compatible <br /> with the main structure. <br /> <br /> 9o That all mechanical equipment be constructed in such a <br /> manner that noise emanating from it will not be per- <br /> ceptible at or beyond the property plane of the subject <br /> property in a normal environment for that zoning district. <br /> <br /> -1- <br /> <br /> <br />
