Alameda County Altamont Landfill Open Space Fund <br /> Robertson Property Acquisition <br /> Pleasanton Ridge Regional Park <br /> East Bay Regional Park District <br /> Implementation of this LUP will proceed as time and funding permit. However, a <br /> number of the planned new trails can easily be extended onto and through the new Robertson <br /> property to provide additional opportunities for recreation and wildlife viewing, as well as <br /> panoramic views. Acquisition of the Robertson property will also help to complete the Sunol <br /> Ridge Trail which is planned to rise from a new staging area at the end of Foothill Road in the <br /> Town of Sunol, through Tyler Ranch to Sunol Peak and north to Devany Canyon, where it will <br /> connect with the Calaveras Ridge Trail and Dublin Hills Regional Preserve. <br /> An amendment to the LUP will be required before the Robertson property and the <br /> 1,000-acre Owen property to the north can be opened to the public. In the interim, the <br /> property will be land banked and managed as part of Pleasanton Ridge Regional Park. <br /> III. Strategic Value in Land Protection <br /> District ownership of the Robertson property will permanently protect a large, <br /> undeveloped and intact mosaic of habitats surrounded by an extensive preserve system. <br /> Sandwiched between the Tri-Valley area and the Hayward/Fremont/Union City complex, the <br /> Niles Canyon preserve area (of which Robertson will be a part) will provide an open space <br /> buffer, preventing further subdivision and development of residential sites which fragment <br /> habitat, impact water quality and introduce domestic animals into a wildlife environment. <br /> Acquisition of the Robertson property will also protect habitat for special-status species, <br /> as well as create connectivity to other open space areas. <br /> IV. Additional Funding Sources <br /> The appraised fair market value of the Robertson property is $6,235,425. EBRPD is <br /> seeking a $1,000,000 grant from the San Francisco Bay Area Conservancy Program, as well as a <br /> $1,000,000 grant from the Gordon and Betty Moore Foundation. With a $1,000,000 grant <br /> from the Alameda County Altamont Landfill Settlement Open Space Fund, EBRPD plans to use <br /> $400,000 from the District's Resource Enhancement Program and $2,835,425 from Measure <br /> WW Funds designated for Pleasanton Ridge. <br /> V. Willing Seller <br /> A Purchase and Sale Agreement was executed on August I, 2012 by Trustee Bill <br /> Robertson, and approved by EBRPD's Board of Directors on August 14, 2012.. EBRPD and the <br /> Seller hope to complete the purchase by December 21, 2012; however, if funding deadlines <br /> cannot be met by all parties, the agreement can be extended until June 30, 2013. <br />
