CONDITIONS OF APPROVAL PUD-81-16 1. That the development be substantially as sho~m on the development plan (Development Plan Tract 4890, Grading Plan and Elevations) on file with the Planning Division. 2. That a masonry soundwall be constructed along the entire southern boundary of the subject property exclusive of the Kolln Street opening on Valley Avenue. The design and con- struction of said wall to be submitted to the Planning and Engineering Divisions prior to submittal of a final map. 3. That fencing similar to the existing fencing in the Phase II area of the Heritage Valley shall be extended along the entire.length of the northeastern boundary line of the subject property. 4o That approval of this case does not constitute approval of the street names shown on the development plan and that street names shall be established at a time of tentative map submittal. 5. That the developer be aware that this project is subject to the City's Residential Allocation Program. 6. That the precise line and grade of all streets in the development shall be determined in conjunction with the approval of the tentative and final maps on the property. 7. That approval of water, sewer and drainage facilities shall be withheld pending final design. 8o That a final landscape plan for the landscaping strip along the southern boundary of the subject property shall be submitted to the City for approval prior to approval of a final map. 9. That the street numbers of all buildings shall be posted so as to be. easily seen from the street at all times, day and night. 10. That all utilities required to serve the development shall be installed underground° 11. That the developer install street trees as required per ordinance. 12. That any damage to street improvements now existing or done during construction on the subject property shall be repaired at full expense to the developer. -1- r ·
