CONDITIONS OF APPROVAL <br /> <br /> PUD-81-16 <br /> <br />1. That the development be substantially as sho~m on the <br /> development plan (Development Plan Tract 4890, Grading <br /> Plan and Elevations) on file with the Planning Division. <br /> <br />2. That a masonry soundwall be constructed along the entire <br /> southern boundary of the subject property exclusive of the <br /> Kolln Street opening on Valley Avenue. The design and con- <br /> struction of said wall to be submitted to the Planning and <br /> Engineering Divisions prior to submittal of a final map. <br /> <br />3. That fencing similar to the existing fencing in the <br /> Phase II area of the Heritage Valley shall be extended <br /> along the entire.length of the northeastern boundary <br /> line of the subject property. <br /> <br />4o That approval of this case does not constitute approval <br /> of the street names shown on the development plan and <br /> that street names shall be established at a time of <br /> tentative map submittal. <br /> <br />5. That the developer be aware that this project is subject <br /> to the City's Residential Allocation Program. <br /> <br />6. That the precise line and grade of all streets in <br /> the development shall be determined in conjunction <br /> with the approval of the tentative and final maps on <br /> the property. <br /> <br />7. That approval of water, sewer and drainage facilities <br /> shall be withheld pending final design. <br /> <br />8o That a final landscape plan for the landscaping strip <br /> along the southern boundary of the subject property <br /> shall be submitted to the City for approval prior <br /> to approval of a final map. <br /> <br /> 9. That the street numbers of all buildings shall be <br /> posted so as to be. easily seen from the street at <br /> all times, day and night. <br /> <br />10. That all utilities required to serve the development <br /> shall be installed underground° <br /> <br />11. That the developer install street trees as required <br /> per ordinance. <br /> <br />12.
