EXHIBIT <br /> <br />CONDITIONS OF APPROVAL TRACT # 1832 <br /> <br />1. All of Tract 1832 shall be within the city limits of Pleasan~on. <br /> <br />2. The subdivider shall pay annexation charges as required by the City <br /> of Pleasanton. <br /> <br />3. Ninimum lot area within Tract 1832 to be 6000 square feet; minimum <br /> average width' of lots to be 60 feet. Use of land~ Single Family <br /> Residential. <br /> <br />4. All provisions of the City of Pleasanton Subdivision Ordinance <br /> shall be complied with. <br /> <br /> 5. Easements designed in accordance with standard engineering practice <br /> and approved by the City Engineer shall be required where storm <br /> waters discharge upon adjoining properties. <br /> <br /> 6. Standard vertical curb and gutter and separated and/or integral <br /> sidewalks shall be constructed on all streets. <br /> <br /> 7. Prior to the final preparation of the subgrade and placement of <br /> base material~ all underground utility mains shall be installed <br /> and service connections stubbed out beyond curb line, Service <br /> from public utilities and from sanitary sewers shall be made <br /> available for each lot in such manner as will obviate the necessity <br /> for disturbing the street pavement, curb and gutter and sidewalks when <br /> service connections are made. <br /> <br /> 8. Laminated guard rails are to be constructed at the stub ends of all <br /> streets. <br /> <br /> 9. Slope easements designed in accordance with standard engineering <br /> practice and approved by the City Engineer for the improvements <br /> plans of the final map are to be provided at the stub ends of <br /> all streets and next to streets adjacent to parcels not a part <br /> of this tract. <br /> <br /> 10. Drainage shall be as shown on the map labeled Exhibit A. Location, <br /> extent and design of storm drainage facilities in conformity therewith <br /> to be subject to the approval of the City Engineer. <br /> <br /> 11. Approval of this Tentative Map as to street improvements and street <br /> drainage, by the Planning Commission extends to general plans only. <br /> Detail plans and specifications as to street improvements~ grades <br /> and street drainaMe~ including sizes and types of drainage struc- <br /> tures, shall be subject to the approval of the City Engineer. <br /> <br /> 12. The Planning Commission shall at this time consider school require- <br /> ments for the area~ since the location of school site may affect <br /> street alignment and traffic pattern. <br /> <br /> 13. Eliminate all double valley gutters on subdivision streets if possible. <br /> <br /> <br />
