COIDITIONS OF APPROVAL <br /> <br /> PUD-81-18 <br /> <br />1. That the development be substantially as sho~m on the <br /> development plan, Exhibit A, except as modified in <br /> condition 2 below. <br /> <br />2. That the on-site storm drainage system be a private system <br /> within a maintenance easement and have a minimum 5 ft. <br /> clearance from any property line or building footing. <br /> <br />3. That the tentative map submittal for this development <br /> include all conditions of this PUD application. <br /> <br />4. That the sanitary sewer main be a public system. <br /> <br /> 5. That the on-site water line be a public system to the <br /> satisfaction of the City Engineer. <br /> <br /> 6. That the tentative map submitted for this application shall <br /> indicate proposed utility installations (P.G.&E., P.T.&T., etc.). <br /> <br /> 7. That the developer dedicate a public service easement <br /> over the private drive area to the satisfaction of the <br /> City Engineer. <br /> <br /> 8. That the following energy conservation package shall be <br /> part of the development: <br /> <br /> A. Solar hot water; <br /> B. Passive solar landscaping; <br /> C. Insulation of R-30 in ceilings and R-13 in walls; <br /> D. Weatherization of all exterior penetrations, including <br /> <br /> sole plates; <br /> E. Energy saving appliances; <br /> F. Housing-to-lot-orientation (minor access within <br /> 25° of true south); and <br /> G. Double pane glazing throughout- <br /> <br /> 9. That there shall be a concrete or masonry wall along <br /> the entire length of the western and northern property <br /> lines of the subject property and along that portion of <br /> the eastern property line adjacent to Amador High School. <br /> The design and construction of this wall shall be approved <br /> by the City prior to issuance of a building permit. <br /> 10.
