EXHIBIT "A" <br /> CONDITIONS OF APPROVAL <br /> <br /> PUD-81-6 <br /> <br /> 1. That case PUD-81-6 constitutes rezoning of the subject <br /> property, thereby amending Ordinances 807, 864 and 865, <br /> and development plan approval for a 108 unit to~mhouse <br /> residential complex- <br /> <br /> 2. That the development be substantially as sho~ on the <br /> development plan, Exhibit A, on file with the.Planning <br /> Division except that the easternmost driveway on <br /> Palomino Drive be moved westerly so that its centerline <br /> aligns with the centerline of Concord Street; that if <br /> necessary to effect this new driveway location, dwelling <br /> units shall be transferred from the west side to the <br /> east side of the easternmost Palomino Drive driveway; <br /> that the minimum building setback on Palomino Drive shall <br /> be 20 ft.; that an emergency access road be constructed <br /> between the A unit and B unit sectors of the s~ject <br /> property by removing at least the easternmost unit in <br /> building A-13; and that a second driveway be constructed <br />~ toward the eastern edge of the property onto Tawny Drive, <br /> That all of these changes shall be approved by the staff <br /> prior to submittal of a tentative map. <br /> <br /> 3. That the developer be aware that RAP approval or specific <br /> exemption from the RAP program is required prior to <br /> development of the subject site. <br /> <br /> 4. That this project shall be subject to on-site fire pro- <br /> tection and additional requirements under the City <br /> Fire Code- The applicant is requested to contact the <br /> Fire prevention Bureau for more detailed information. <br /> shall <br /> 5. That all streets and dri ,eways in the development <br /> be designated fire lanes. ~ <br /> <br /> 6. That all conditions of Ordinance No. 8~6 and Planning <br /> Commission Resolution No. 1664 pertaining to the shopping <br /> center to the west of the subject property and the <br /> relationship between the shopping center and the develop- <br /> ment on the subject proper'ty, shall remain in full force <br /> and effect and shall not be modified by case PUD-81-6. <br /> <br /> -1- <br /> <br /> <br />
