(including corridor buildings). <br /> There are instances when separation between a street or open space is preferred. This <br /> may occur when a building is adjacent to a busy street, faces an alley or a separation <br /> between the unit and open space. It is possible to create a vibrant interactive elevation <br /> without all of the ground floor units having entries to the street. <br /> 9. Development Standard C7.1 Weather protected and secure bike parking spaces <br /> shall be provided for a minimum of 30%of the maximum occupants per <br /> dwelling unit. Bike parking can be grouped into one structure, parking <br /> garage or located in private garages. <br /> Our requested refined language is below: <br /> Development Standard C7.1 - Weather protected and secure bike parking <br /> spaces shall be provided based on unit type:Studio- 0.3 bike spaces per <br /> unit; 1 Bedroom- 0.3 bike spaces per unit; 2 Bedroom-0.5 bike spaces <br /> per unit;3Bedroom-0.75 bike spaces per unit. Bike parking can be <br /> grouped into one structure,parking garage, or located in private <br /> garages. <br /> We request this be based on the size of the units rather than number of occupants so the <br /> number of bike storage spaces is easily determined and does not change based on <br /> occupancy over time. <br /> 10. Development Guideline C9.1 Residential Storage: Each unit should have at least <br /> 40 cubic feet of enclosed storage area. Storage space should be outside of <br /> unit but does not need to be adjacent to unit. <br /> Our requested refined language is below: <br /> Development Guideline C9.1 -Residential Storage:Each unit should have at <br /> least 30 cubic feet of enclosed storage area. Storage space should be <br /> outside of unit but does not need to be adjacent to unit <br /> The higher storage space located outside of the unit discourages the construction of larger <br /> units with interior storage in the form of interior closets. There are creative locations to <br /> locate storage areas within units (i.e. under stairs).
