EXHIBIT "B" RESOLD~flON N0. 2938 <br /> <br />Conditions of Approval, Tract ~ 2110 <br /> <br />t. Minimum lot area within Tract 2110 to be 6,000 square feet; <br />minimum average width of lots to be 60 feet. Use of land~ Single <br />Family Residential. <br /> <br />2. Ail provisions of the City of Pleasanton Subdivision Ordinance <br />No. 230 shall be oc~plied with. <br /> <br /> Easements designed in accordance with standard engineering <br />~ractice and approved by the City Engineer shall be required where <br />~torm waters discharge upon adjoining properties. <br /> <br /> Standard vertical curb and gutter and separate sidewalks shall <br /> constructed on all streets. <br /> <br />5. Prior to the final preparation of the subgrade and placement of <br />base material, all underground utility mains shall be installed <br />and service connections stubbed out beyond curb line. Service from <br />public utilities and from sanitary sewers shall be made available <br />for each lot in such manner as will obviate the necessity for dis- <br />turbing the street pavement, curb and gutter and sidewalks when <br />service connections are made. <br /> <br />$. I~m~ated guard rails are to be constructed at the stub ends of <br />all streets. <br /> <br />~. Slope easements ~esigned in accordance with standar~ engineerin~ <br />~ractice an~ approved by the City ~ngineer for the improvement plans <br />~f the final map are to be provided at the stub ends of all streets <br />an~ next to streets adjacent to parcels not a part of this tract~ <br /> <br />~. Drainage shall be as shown on the map labelled]~xhibit "A". <br />~ocation, extent and design of storm drainage facilities i~ con- <br />fermity therewith to be subject to the approval of the City <br />Engineer. <br /> <br />~. Approval of this Tentative Map as to street improvements and <br />street drainage extends to general plans only. Detail plans and <br />specifications as to street improvements, grades and street drain- <br />age, including sizes smd types of drainage structures, shall be <br />subject to the approval of the City Engineer. <br /> <br />10. A 10~ wide, concrete access walkway, with 6' fencing be pro- <br />vided on Lot 1 Block ~ of Tract 2110. <br /> <br /> <br />
