A personal wireless service facility tower shall not be located within 300 feet from the <br /> property lines of the uses listed in subsections (B)(3)(a) through (B)(3)(e) of this section. <br /> k. Amend Chapter 18.84.100 Yards and courts related to height of a structure as <br /> follows: <br /> 18.84.100 Yards and courts related to height of a structure. <br /> In addition to the yards prescribed in Section 18.84.010 of this chapter, the following regulations <br /> shall apply: <br /> A. In a R-1 district, at the time of initial construction, main structures two-stories or greater <br /> in height shall be separated by a distance of at least 20 feet; provided, however, portions of <br /> two structures, only one of which is two-stories or greater in height, shall be separated by at <br /> least 17 feet. For structures with upper floors set in or out from lower floors, separation <br /> shall be measured separately from each story. Additions to the main structure may be <br /> constructed with the same separation as the existing first floor, provided that the addition <br /> does not encroach any farther into the separation than the existing main structure. All <br /> additions to the main structure which exceed 10 feet in height shall be subject to design <br /> review pursuant to Section 18.20.010 of this title. Accessory structures two-stories or <br /> greater in height shall be separated by a distance of at least 20 feet from any structure two- <br /> stories or greater in height; accessory structures two-stories or greater in height shall be <br /> separated by a distance of at least 17 feet from one-story structures. For purposes of this <br /> section, separation shall be measured from the wall of one structure to the wall of the other <br /> structure excluding architectural projections. <br /> B. In an RM district, no structure shall exceed the height of a sloping plane 15 feet in <br /> height at the interior of the minimum required side yard prescribed in Table 18.84.010 of <br /> this chapter, and sloping away from the side property line five feet for each additional 15 <br /> feet in height. <br /> C. In an R district, the distance between a main structure and an accessory structure on <br /> the same site shall not be less than six feet, except that accessory structures in the rear <br /> yards or in one side yard may be closer than six feet if all the requirements of the building <br /> and fire code are met and if such structures are not closer than three feet to any side or <br /> rear property line. <br /> [Note: Diagrams in the attached Exhibit A will be embedded into the Municipal Code at this <br /> Section 18.84.100.] <br /> I. Amend Section 18.84.140 as follows: <br /> 18.84.140 Height limits—Measurement. <br /> Except as otherwise noted in this section, the height of a structure shall be measured vertically <br /> from the average elevation of the natural grade of the ground covered by the structure to the <br /> highest point of the structure or to the coping of a flat roof, to the deck line of a mansard roof, or <br /> to the mean height between eaves and ridges for a hip, gable, or gambrel roof. The height of an <br /> accessory structure shall be measured from the lowest grade adjacent to the structure to the <br /> highest ridge or top of the structure. The height of a fence or a wall used as a fence shall be <br /> measured from the higher finished grade adjoining the fence or wall. The average height of a <br /> wall of a structure shall be deemed the height of the wall. <br /> m.Amend Chapter 19.24 Final Map as follows: <br /> Change all references to "Director of Housing and Community Development"to "Director <br /> of Community Development". <br />
