EXHIBIT A <br /> <br /> CONDITIONS OF APPROVAL <br /> OF RZ-81-2 <br /> <br />1. That the entire 41 acre subject area is designated as <br /> the site for mobile home park(s) and that any other <br /> type of development would require modification of this <br /> PUD zoning. <br /> <br />2. That no development take place in any part of the <br /> 41 acre subject area until a sewer study analyzing <br /> the capacity in the Arroyo del Valle sewer trunk line <br /> and the First and Ray Street Pump Station has'been <br /> completed. Said study shall show whether there is <br /> sufficient capacity in the line and pump station to <br /> accommodate development on the subject properties. If <br /> capacity is lacking, methods for increasing capacity <br /> shall be shown. Property owners in the subject area may <br /> be responsible for funding the facilities necessary for <br /> providing any needed excess capacity. <br /> <br />3. That no development take place in any part of the subject <br /> area until a road connection has been established between <br /> Pico Avenue and Stanley Boulevard. <br /> <br />III <br /> <br /> <br />
