The following standards shall be utilized in the <br /> design and construction of all buildings on the site: <br /> <br /> a. The minimum front setback of all buildings <br /> shall be determined by the width of the <br /> landscaped/berm areas, side setbacks may be <br /> reduced to zero feet where a minimum of <br /> 20 ft. is maintained on one side, the'iainimum <br /> distance between buildings shall be 40 ft. <br /> unless directly abutted by another structure, <br /> and rear setbacks may be zero feet depending <br /> upon the location of adjacent structures. <br /> <br /> b. Walls, driveways, parking, landscaping and the <br /> exteriors of all buildings shall at all times <br /> be maintained in good condition. All painted <br /> surfaces shall be kept properly painted in <br /> colors approved by the Design Review Board. <br /> Unimproved property shall be maintained in a <br /> sightly condition, free of weeds and debris <br /> at all times. <br /> <br /> c. Attention shall be paid to building location <br /> on the site for maximum sight efficiency and <br /> aesthetic relationship to adjacent existing <br /> buildings. <br /> <br /> d. Use of building elements and landscaping to- <br /> screen trucking areas or outside storage and <br /> trash areas shall be incorporated in each site <br /> plan design. <br /> <br /> e. Exterior wall heights and finishes shall be- <br /> used to screen roof mounted equipment including <br /> extensions of any roof slope elements as part of <br /> the overall design. <br /> <br /> f. Exterior building design and finishes shall reflect <br /> proper attention to create a design approach with <br /> individual building design forms complementing <br /> landscaping and adjacent-buildings. <br /> <br /> g. Building design shall reflect a variety of forms <br /> and not just addition of finishes to uncreative <br /> building "boxes." <br /> <br /> h. Building.finishes and colors shall utilize and <br /> contrast both natural materials, like bricks, <br /> sandblasted concrete, rough.sawn wood and reflective <br /> glass with painted rough stucco, painted concrete <br /> and aluminum. <br /> <br /> -7- <br /> <br /> <br />
