59. The trail along the project's northerly boundary shall be offered to the City of Pleasanton <br /> before a grading permit is issued for the site unless otherwise approved by the City Engineer. The <br /> fee title for the trail shall be dedicated either on a subdivision map or be recorded by separate <br /> instrument. <br /> 60. The design of the on-site sanitary sewer system shall be modified such that that size <br /> and slope of the private sanitary sewer main maintain a minimum velocity of 2 feet per second <br /> unless otherwise approved by the City Engineer. The sanitary sewer mains connecting to the City <br /> main sewer shall have a sampling manhole unless otherwise approved by the City Engineer. <br /> 61. The applicant shall enter into a private maintenance agreement with the adjacent <br /> property owner that conveys stormwater through this site or the storm drain system for the <br /> adjacent property shall be keep separate from this development. If an agreement is necessary it <br /> shall be reviewed and approved by the City Attorney's office before an on-site permit is issued for <br /> the site. Said agreement shall be recorded before the project is finaled. <br /> 62. A detailed grading and drainage plan, prepared by a licensed Civil Engineer, including <br /> all supporting information and design criteria, storm drain treatment calculations, and <br /> hydromodification worksheets, etc., shall be submitted with the Phase I improvements. The <br /> calculations shall demonstrate to the satisfaction of the City Engineer that there is sufficient <br /> capacity within the proposed detention system to allow for both hydromodification and storm water <br /> treatment for this development. With the first plan check, the applicant's engineer shall submit the <br /> hydromodification calculations and storm drain drawings to the City. <br /> 63. The applicant shall provide calculations demonstrating that the stormwater treatment <br /> facilities are in conformance with the California Regional Water Quality Control Board, San <br /> Francisco Region, Municipal Regional Stormwater NPDES Permit, Order R2-2009-0074, NPDES <br /> Permit No. CAS612008, October 14, 2009. Said treatment facilities shall include the provisions for <br /> trash removal device(s) within the storm drain system. <br /> 64. The fire protection water main shall be private beyond the backflow prevention devise. <br /> There shall be a fire (water) sprinkler line connection to Gibraltar Drive or Hacienda Drive to create <br /> a loop fire protection system. The private onsite fire water system will be approved by the Fire <br /> Marshall after reviewing the layout and calculations that are to be submitted with the improvement <br /> plans. <br /> 65. The existing storm drain, water or sanitary sewer laterals stubbed to the property on <br /> Gibraltar Drive or Hacienda Drive shall be abandoned per City standard requirements unless <br /> otherwise approved by the City Engineer. <br /> 66. The applicant shall be responsible for paying applicable Zone 7 drainage fees. <br /> 67. Any proposed public art shall be located in a location so it does not impact sight distance for <br /> vehicles exiting this development. The exact location of the public art shall be approved by the City <br /> Traffic Engineer. <br /> Traffic Division <br /> 68. If Site 1 (filed under Case No. PUD-85-08-12D) is not approved and/or constructed; the applicant <br /> shall be responsible for only those traffic improvements applicable to Site 2 as determined by the <br /> Director of Community Development and the City's Traffic Engineer.
