16. That the developer shall retain an archaeologist during excavation on the subject property; said archaeologist to be called to examine any arti- facts unearthed during excavation. 17. That the intersection of Streets A and B shall be signalized if determined necessary by the City Engineer at the cost of Reynolds and Brown and the developer of the subject property. 18. That the hotel site shall be designed in such a manner that driveway access to the Carnation restaurant shall be provided if determined appro- priate by the City Engineer. 19. That if any fill is required for the subject site, it shall be transported to the property via the freeways rather than City streets. 20. That all street rights-of-way shown on the final map shall be offered for dedication to public use; or in the alternative these rights-of-way may be purchased at their fair market value through a special assessment district for subdivision improvements, if approved by the City. Council pursuant to Section 66462(a)(2) of the Government Code. 21. Where en~unerated Conditions of this PUD report con- flict with statements on the PUD development plan, the former shall control. 22. That a comprehensive overall signing program for the entire development shall be submitted to and approved by the staff prior to issuance of a building permit. 23. That the developer acknowledges that the City of Pleasanton does not guarantee the availability of sufficient se~er capacity to serve this development by approval of this'project and that the developer agrees and acknowledges that building permits may be withheld if sewer capacity is found by the City not'to be available. 24. That the interior streets and landscaping along them within the landscaped easements shall be installed prior to or in conjunction with the first building erected on the subject property. Where it appears that future construction shall cause the removal.or destruction of this landscaping, it may be deferred to a later date.
