CONDITIONS OF APPROVAL <br /> PUD-80-16 <br /> <br />1. That the development be substantkally as shown on the <br /> development plan (Exhibit A of Planning Commission <br /> Resolution No. 1962) on file with the Planning Division. <br /> <br />2. That since the development plan does not' show the <br /> specific design of buildings to be constructed on the <br /> property, all buildings and individual site, landscaping <br /> and parking shall require approval by the Design Review <br /> Board prior to issuance of building permits. <br /> <br />3. That the specific information required by Section 2-8.35(d), <br /> Article 14 of the Zoning Code shall be submitted to the <br /> Planning Co~mLission and City Council for consideration <br /> and approval prior to the subdivision of or issuance of <br /> building permits for structures in the area shown on the <br /> development plan as lots 1-21 and 23-40. <br /> <br />4. That the total building floor space on the subject property <br /> shall be a maximum of 35% of the gross acreage of the subject <br /> site(approximately 1,250,170 sq. ft.) all in laccordance with <br /> Exhibit A, Range of Proposed Building Floor Space and Building <br /> FoOtprints, dated 3/10/81, attached hereto and ~ade part of <br /> this case by reference. <br /> <br /> 5. That there shall be no buildings on the subject property <br /> over five stories or 65 feet in height at the parapet. <br /> <br /> That there shall be a minimum 33 ft. wide landscape/public <br /> service easement from behind the curb along-both sides of <br /> all streets in the development except for Hopyard Road <br /> where the minimum shall be 50 ft. and for Streets D and <br /> E and Street C from the north side of Street B to Street E <br />· where the minimum, from behind the curb, shall be 25 feet. <br /> There shall be a 6-1/2 ft. to 8 ft wide bikeway/ped path <br /> within certain of the required 33 ft. wide easements, the <br /> -- locations to be determined by the City Engineer, with the <br /> in~ent being to create a coordinated workable bikeway/ped <br /> path system throughout the office/commercial/corPorate <br /> headquarters sections of the development. There shall be <br /> no buildings or parking areas within the easements. Plans <br /> for the easements, including landscaping and bikeway/pedestrian <br /> path construction shall be approved.by the Planning staff <br /> prior to approval of the final map. <br /> <br /> EXHIBIT A <br /> <br /> <br />
