This may warrant field verification and adjustments based upon topography, <br /> landscaping, or other obstructions. <br /> New Residential Construction <br /> 152. The following items will be provided prior to any construction above the foundation <br /> or slab. NOTE: Periodic inspections will be made for compliance. <br /> a. Emergency vehicle access will be required to be provided to the site, <br /> including the area where construction is occurring. <br /> b. Multi-family residential developments: Projects having more than 100 <br /> dwelling units shall be equipped throughout with two separate and <br /> approved fire apparatus access roads. <br /> c. Emergency vehicle access shall be a minimum of 20 feet in clear width. A <br /> clear height free of obstructions (power, cable, telephone lines, tree limbs, <br /> etc.) is required. This clearance shall be a minimum of 13—feet, 6-inches. <br /> Inside turning radius of 45 feet and outside turning radius of 55 feet shall <br /> be provided. <br /> d. Buildings or portions of buildings or facilities exceeding 30 feet (9144 mm) <br /> in height above the lowest level of Fire Department vehicle access shall <br /> be provided with approved fire apparatus access roads capable of <br /> accommodating Fire Department aerial apparatus. Fire apparatus access <br /> roads shall have a minimum unobstructed width of 26 feet in the <br /> immediate vicinity of any building or portion of building that is more than <br /> 30 feet (9144 mm) in height. At least one of the required access routes <br /> meeting this condition shall be located within a minimum of 15 feet (4572 <br /> mm) and a maximum of 30 feet (9144 mm) from the building, and shall be <br /> positioned parallel to one entire side of the building. <br /> e. The carrying capacity of the access route(s) shall be 69,000 pounds under <br /> all weather conditions. <br /> f. Designated construction material storage and construction worker parking <br /> shall not obstruct the emergency vehicle access route(s). <br /> g. On-site fire hydrants shall be in service. Fire hydrants shall be flushed <br /> and all valves open. <br /> Community Development Department <br /> 153. The project applicant/developer shall submit a refundable cash bond for hazard <br /> and erosion control. The amount of this bond will be determined by the Director of <br /> Community Development. The cash bond will be retained by the City until all the <br /> permanent landscaping is installed for the development, including individual lots, <br /> unless otherwise approved by the department. <br /> PUD-85-08-12D and P11-0856 Hacienda TOD Site 1, BRE <br /> Conditions of Approval 25 of 35 Mixed-Use Development <br />
