completion of grading. No grading shall occur between October 15 and April 15 <br /> unless approved erosion control measures are in place, subject to the approval of <br /> the City Engineer. Such measures shall be maintained until such time as a <br /> permanent landscaping is in place. The applicant shall post with the City a cash <br /> bond for hazard control and erosion control, this bond will not be release until the <br /> permanent landscaping is in place. <br /> 135. The project developer shall submit detailed landscape and irrigation plans as part <br /> of the improvement plans. The irrigation plan shall provide for automatic controls. <br /> 136. The applicant shall post with the City, prior to approval of the subdivision map, a <br /> separate performance bond for the full value of all improvements that are not to <br /> be accepted by the City of Pleasanton. <br /> 137. All retaining walls/monument signs along the street shall be placed behind the <br /> Public Service Easement (PSE), unless otherwise approved by the City Engineer. <br /> 138. The improvement plans for this development shall contain signage and striping <br /> plans that are subject to the approval of the City Traffic Engineer. <br /> Livermore-Pleasanton Fire Department <br /> 139. The project developer shall keep the site free of fire hazards from the start of <br /> lumber construction until the final inspection. <br /> 140. Prior to any construction framing, the project developer shall provide adequate fire <br /> protection facilities, including, but not limited to a water supply and water flow in <br /> conformance to the City's Fire Department Standards able to suppress a major <br /> fire. <br /> 141. All fire sprinkler system water flow and control valves shall be complete and <br /> serviceable prior to final inspection. Prior to the occupancy of a building having a <br /> fire alarm system, the Fire Department shall test and witness the operation of the <br /> fire alarm system. The project developer shall construct transit shelters with trash <br /> receptacles at locations determined by the Community Development Director and <br /> the City Engineer. The shelter and trash receptacle design shall be approved by <br /> the Director of Community Development prior to issuance of project building <br /> permits. An encroachment permit shall be obtained prior to installation. Lighting <br /> shall be provided if determined necessary by the City Engineer. <br /> 142. All commercial, live/work, and multi-family residential occupancies shall have <br /> valve tamper and water flow connected to an Underwriters Laboratory (UL) listed <br /> Central Station Service. Fire Department plan check includes specifications, <br /> monitoring certificate(s), installation certificate and alarm company UL certificate. <br /> Fire alarm control panel and remote annunciation shall be at location(s) approved <br /> by the Fire Prevention Bureau.
