a. The front setback of all buildings shall be as shown on the development plan, side setbacks may be reduced to zero feet where a minim~ of 20 ft. is maintained on one side, the minimum distance between buildi:~ shall be 40 ft. unless directly abutted by another structure, and rear setbacks may be zero feet depending upon the location of adjacent structures- b. Walls, driveways, parking, landscaping and the exteriors of all buildings shall at all times be maintained in good condition. All painted ' surfaces shall be kept properly painted in colors approved by the Design Review Board. Unimproved property shall be maintained in a . sightly condition, free of weeds and debris at all times. c. · Attention shall be paid to building location on the site for maximum sight efficiency and aesthetic relationship to adjacent existing buildings. d. Use of building elements and landscaping to screen trucking areas or outside storage and trash areas shall be incorporated in each site plan design. e. -Exterior wall heights and finishes shall be used to screen roof mounted equipment including extensions of any roof slope elements as part of " the overall design. f. Exterior building design and finishes shall reflect proper attention to create a design approach with individual building design forms cOmplementing landscaping and adjacent buildings.. g. Building design shall reflect a variety of ~orm~ and not just addition of finishes to uncreative building "boxes." h. Building finishes and colors shall. utilize~and contrast both natural materials, like bricks, sandblasted concrete, rough sawn wood and reflective glass with painted rough stucco, painted concrete and aluminum. i. Building heights may vary depending upon type of use and location.
