He added that he is not <br />looking for a commitment or budget number and inquired if these houses will be 10 or <br />20 percent cheaper; if there is a reasonable chance that these homes would sell for $1 <br />million. <br /> <br /> Mr. Schroeder replied that the original product would have been more expensive to <br />construct. He noted that the market now is somewhat more stabilized over last year, <br />and in the last six months a little bit ahead of last year. He indicated that the proposed <br />homes would most likely sell in the $1 million to $1.2 million range. He added that they <br />are optimistic that the housing industry will change for the positive at some point. He <br />indicated that they will not be in the market with this product until 2013 at the earliest, <br />and so they are taking a gamble on it because they think they can make it work with <br />single-story house. He added that people want to live in Pleasanton, and when <br />business starts to improve and people get some confidence, they will want to buy these <br />homes. <br /> <br />THE PUBLIC HEARING WAS CLOSED. <br /> <br />Commissioner Blank moved to find that the proposed project will not have a <br />significant environmental impact and that the proposed PUD Development Plan <br />conforms to the Pleasanton General Plan for the purposes of the PUD ordinance, <br />and that; to make the PUD Development Plan findings as stated in the staff <br />report; and to recommend approval of the Negative Declaration and of Case <br />PUD-50-01M, subject to the Conditions of Approval, Exhibit A of the staff report, <br />and the modifications listed on the staff memo dated September 12, 2011, <br />revising Conditions Nos. 3.c., 3.f., and 3.g. regarding a 30-foot street sideyard <br />setback from the Cameron Avenue property line and adding two new conditions <br />regarding red curbs and parking on Cameron Avenue and the Plan 3 house model <br />to be constructed on Lot 11. <br /> <br /> <br />ROLL CALL VOTE: <br /> <br />AYES: <br />NOES: None <br />ABSTAIN: None <br />RECUSED: None <br />ABSENT: Commissioner Olson <br /> <br />Resolution No. PC-2011-30 recommending approval of the Negative Declaration, and <br />Resolution No. PC-2011-31 recommending approval of Major Modification, were <br />entered and adopted as motioned. <br /> <br />Chair Narum called for a break at 8:20 p.m., and thereafter, reconvened the regular <br />meeting at 8:30 p.m. <br /> <br />PLANNING COMMISSION MINUTES, September 14, 2011 Page 14 of 28 <br /> <br />
