73. The project developer shall install street frontage improvements along Cameron Avenue <br /> and Street "A" per Chapter 19.40.010 of the Pleasanton Municipal Code and to the <br /> satisfaction of the City Engineer. These improvements shall include, but are not <br /> necessarily limited to, grading, curb and gutter, sidewalk, paving, storm drain, sanitary <br /> sewer, water facilities, street lighting, underground utilities, traffic control devices, <br /> landscaping, and automatic irrigation systems. <br /> 74. The water and gravity sanitary sewer mains serving this development shall be public and <br /> maintained by the City. There shall be individual sanitary sewer and water laterals to <br /> each dwelling unit. There shall be a two-way cleanout on the gravity sanitary sewer <br /> lateral located at the back of the PSE. <br /> 75. The project developer shall post with the City prior to approval of final subdivision map, <br /> an additional performance bond for all subdivision improvements that are not to be <br /> accepted by the City of Pleasanton. <br /> 76. All subdrains shall have cleanout installed at the beginning of the pipe. The bottom of <br /> the pipe shall terminate in a storm drain or other storm drain outfall, subject to the <br /> approval of the City Engineer. The project developer shall submit a final subdrain <br /> location map to the City Engineer prior to acceptance of the Public Improvements. It <br /> shall be the responsibility of the homeowner to relocate the subdrains, if during the <br /> excavation of a pool or other subsurface structure the subdrains are encountered. All <br /> owners within the subdivision shall receive notice of the presence of these subdrains. <br /> The City Attorney shall review and approve the notice prior to the recordation of the final <br /> subdivision map. <br /> STANDARD CONDITIONS OF APPROVAL <br /> Landscaping <br /> Landscaping Requirements: <br /> 77. The project developer shall provide root control barriers and four inch perforated pipes <br /> for parking lot trees, street trees, and trees in planting areas less than ten feet in width, <br /> as determined necessary by the Director of Community Development at the time of <br /> review of the final landscape plans. <br /> 78. For purposes of erosion control, the project developer shall plant a hydroseed mixture <br /> that has been designed by the project Landscape Architect. The hydroseed mixture <br /> shall be specified on the building permit plans for review and approval by the Director of <br /> Community Development and shall be maintained by the project developer until such <br /> time as permanent landscaping is place. <br /> Tree Requirements <br /> 79. The project developer shall comply with the recommendations of the tree report <br /> prepared by Hort Science dated August, 2011. The project developer shall arrange for <br /> the horticultural consultant to conduct a field inspection prior to issuance of grading <br /> permits to ensure that all recommendations have been properly implemented. The <br /> consultant shall certify in writing that such recommendations have been followed. <br /> Page 16 <br />
