b. Incorporate energy efficient appliances and systems that meet Energy Star <br /> standards, <br /> c. Incorporate "heat island" treatments that include cool roofs, cool pavements, and/or <br /> strategically placed shade trees. <br /> These Best Management Practices shall be shown on the building permit plans to the <br /> satisfaction of the Director of Community Development. <br /> 45. The Director of Community Development shall review the appropriateness of red curbs <br /> and parking on Cameron Avenue with the Tentative Subdivision Map subject to the <br /> review and approval by the Planning Commission. <br /> 46. The applicant shall construct only the Plan 3D model shown below on Lot 11. <br /> PLAN 3O-1-RCNCII COTTAGE <br /> 47. Thirty days before grading begins, the project developer shall have the site surveyed by <br /> a licensed biological consultant for the presence of burrowing owls, nesting raptors, <br /> Canadian geese, and other protected species. The biological consultant shall submit its <br /> written finding to the Director of Community Development before grading begins. If, <br /> however, these species are present, the project developer shall not begin grading and <br /> shall submit a mitigation plan to the Director of Community Development for <br /> implementation before grading begins. <br /> 48. The applicant shall pay a sum not to exceed $25,000 to the Bernal Park fund with the <br /> recordation of the final subdivision map. <br /> SPECIAL CONDITIONS OF APPROVAL <br /> Fire <br /> 49. The dwelling units covered by this approval shall be equipped with an automatic fire <br /> sprinkler system. Plans and specifications for the automatic fire sprinkler system shall <br /> be submitted to the Building and Safety Division for review and approval prior to <br /> installation. The fire alarm system, including water flow and valve tamper, shall have <br /> plans and specifications submitted to Fire Prevention for review and approval prior to <br /> installation. All required inspections and witnessing of tests shall be completed prior to <br /> final inspection and occupancy of the dwelling units. <br /> Page 12 <br />
