CLIENT: TY LIN INTERNATIONAL AR 11�1�\RIGHHTCOF WAY <br /> PROJECT: 1-580 FOOTHILL ROAD INTERCHANGE '1 l�1 SERVICES,INC. <br /> CLIENT OBLIGATIONS (APPRAISAL) <br /> • Adequate appraisal maps. <br /> • Legal descriptions and plat maps. <br /> • Design information and construction plans. <br /> • A current title report. <br /> • Legal opinions as necessary. <br /> • Environmental reports. <br /> APPRAISAL REVIEW <br /> AR/WS proposes to subcontract with a qualified independent review appraiser for this service. <br /> • Upon receiving the appraisal report, an office review of the report using the various <br /> standards prescribed by the Federal and State Uniform Acts, Federal Highway <br /> Administration, Caltrans appraisal procedures, Uniform Standards of Professional <br /> Appraisal Practice and the California Eminent Domain codes will be completed. <br /> • A checklist identifying the various requirements of the appraisal report will be used to <br /> ensure that the report contain all of the prescribed requirements. <br /> • Review appraiser will prepare a summary of the appraisal process and provide <br /> comments regarding any omissions or problems with the report, such as lack of <br /> reasonable support for the appraisal conclusions. <br /> • Review appraiser will make initial call to the appraiser to inform the appraiser that the <br /> report is being reviewed. Comments will be provided to the appraiser for discussion. <br /> • If necessary, schedule a field review a meeting with the appraiser. <br /> • Communicate with the Client to clarify potential issues, resolve problems and notify <br /> Client of progress. <br /> • If required by Client, review comments will be provided to Client at the same time they <br /> are sent to the appraiser. <br /> • Upon satisfactory completion of the appraisal report, a review certificate report will be <br /> prepared. <br /> Page 3 of 8 <br />
